16 Registry farms contributed to the Los Rubiales Partial Plan, located in the development zone of the municipality of Pinos Genil, in the province of Granada.
The farms have a total area of 85,454.25 square meters that represent 96.64% of the sector. The characteristic use is residential. The initially planned typology was that of a single-family dwelling.
The Los Rubiales Partial Plan is currently in force, approved on February 18, 1988. Additionally, on May 13, 2010, the Modification of said Partial Plan was provisionally approved in which, among other modifications, it changed to multi-family use, increasing the density, and established a reserve of VPO housing. As a result of this increase in density, the Junta de Andalucía finally does not definitively approve said instrument, and the original partial plan is currently in force, according to the urban consultation carried out.
The Partial Plan for the year 1988 establishes the following parameters: Gross area of the sector: 88,420 m²; Maximum number of homes: 106; floor area of social and commercial facilities: 1,000 m²; road surface: 14,049 m²; Net plot land area: 62,551 m². Maximum buildable ceiling: 31,675 m² (31,275 m² for single-family residential use and 400 m² for commercial use).
Management System: Compensation. Procedures to obtain finalist land: Drafting of the Reparcelling and Urbanization project; Subsequent execution of the urbanization and reception by the City Council.
The entire scope is currently made up of cadastral estates 5930301WG5153B0001TB, 6028104WG5162G0001XY, 6129201WG5162G0001LY,
6130309WG5163A0001HG and 6130308WG5163A0001UG.
The analyzed properties are included within a sector of developable land located next to the Sierra Nevada road, south of the
urban nucleus of Pinos Genil. Communications in the area are good on the aforementioned road. At the level of services and facilities, Pinos Genil offers services such as a pharmacy, school, restaurants, hotels, banks, a health center, a post office, a supermarket, having to travel to the capital of Granada to complement other services.
Pinos Genil is located just 24 kilometers from the Sierra Nevada station and 17 kilometers from the center of Granada. It has bus stops and the A-395, A-4026, GR-3200 and GR-3201 roads stand out to travel to other municipalities.
